Conventional Loans: The 2026 conforming loan limit in most Nevada counties is $832,750 for a single-family home. Borrowers who need financing above that amount may qualify for a jumbo loan.
FHA Loans: FHA loan limits in Nevada vary by county. In Clark County (Las Vegas, Henderson, North Las Vegas), the 2026 FHA limit for a single-family home is $541,287.
VA Loans: Nevada has three major military installations: Nellis Air Force Base and Creech Air Force Base near Las Vegas, plus Naval Air Station Fallon in northern Nevada. VA loans account for nearly 16% of all mortgage originations in Clark County.

Yes. Nevada imposes a real property transfer tax of $1.95 for every $500 of property value, collected by the county recorder’s office at the time the deed is recorded. Both the buyer and seller share responsibility for the tax, though local custom in most Nevada transactions assigns it to the seller. Clark County also adds a supplemental transfer tax, so buyers in the Las Vegas metro should ask for the total figure when reviewing closing costs.
Nevada does not require an attorney at closing. A title company or escrow officer handles the settlement process, prepares closing documents, and manages the transfer of funds. Some buyers choose to hire an attorney for complex transactions, but it is not a legal requirement.
Yes. The Nevada Housing Division runs the Home Is Possible program, which offers up to 4% of the loan amount as down payment and closing cost assistance at 0% interest. If you stay in the home for three years, the assistance is forgiven entirely. Income must be $105,000 or below, and a homebuyer education course is required. Nevada Rural Housing also runs the Home At Last program for buyers in rural and smaller markets, with no first-time buyer requirement. A Mortgage Credit Certificate is also available, returning part of your mortgage interest as a federal tax credit each year.
Nevada’s homestead law protects up to $605,000 of your home’s equity from most creditor claims, but it does not reduce your property tax bill the way a homestead exemption works in some other states. Instead, Nevada offers a 3% annual property tax cap for owner-occupied primary residences. You must file a Property Tax Cap Claim Form with your county assessor to receive it.
