Financing for luxury properties and high-value homes that exceed conventional loan limits.
Conventional Loans: The 2026 conventional loan limit in Arizona is $832,750 across all counties. Borrowers who need financing above that amount may qualify for a jumbo loan.
FHA Loans: FHA loan limits in Arizona are $541,287 for a single-family home in most counties, with the limit reaching $612,500 in Coconino County (Flagstaff area).
VA Loans: Arizona is home to several major military installations, including Luke Air Force Base, Fort Huachuca, Davis-Monthan Air Force Base, and Marine Corps Air Station Yuma. VA loans are one of the most common financing options for Arizona homebuyers with military service.
USDA Loans: Many Arizona communities outside the Phoenix and Tucson metro cores qualify as USDA-eligible, including areas around Prescott, Sierra Vista, Casa Grande, and much of northern Arizona.
Jumbo Loans: Arizona’s high-value markets in Scottsdale, Paradise Valley, and parts of North Phoenix frequently push purchase prices above the $832,750 conforming limit, making jumbo loans a common fit for buyers in those areas.
Milestone serves homebuyers in Phoenix, Tucson, Mesa, Scottsdale, Chandler, Gilbert, Tempe, and communities throughout the state. From conventional home loans in Arizona to VA, FHA, USDA, jumbo, and refinancing, your loan officer matches you to the right program.
The Arizona Department of Financial Institutions oversees mortgage companies operating in the state. Arizona is a community property state, so a spouse’s debts can factor into qualification for FHA, VA, and USDA loans even if that spouse is not on the application. Milestone operates within full compliance of Arizona’s regulatory framework and keeps current on programs like the Home Plus down payment assistance program, which offers up to 4% of the loan amount as a forgivable second mortgage.
Milestone serves homebuyers in 30+ states.

No. Arizona voters passed Proposition 100 in 2008, which prohibits real estate transfer taxes in the state. Buyers and sellers still pay recording fees (typically $30 to $50 per document), but the absence of a transfer tax reduces closing costs compared to most other states.
Arizona does not require an attorney at closing. A title company or escrow officer handles the settlement process, prepares closing documents, and manages the transfer of funds. Some buyers hire an attorney for complex transactions, but it is not a legal requirement.
Arizona’s homestead exemption protects $437,600 of home equity from creditors and in bankruptcy (as of 2026). The amount adjusts annually for cost of living. Unlike states such as Texas, Arizona does not offer a general homestead exemption that reduces property taxes for all homeowners. Seniors, widows, widowers, and disabled veterans may qualify for separate property tax relief programs through their county assessor.
Arizona observes Mountain Standard Time (MST) year-round and does not switch to daylight saving time. The Navajo Nation is the exception, observing daylight saving time along with neighboring states. When scheduling calls with your Milestone loan officer, keep in mind that Arizona stays on MST throughout the year.
Your Milestone loan officer will compare options from 65+ investors to find the right fit for your situation in Arizona. Fill out a quick form and a loan officer will reach out to walk you through your options. Not in Arizona? Milestone serves homebuyers in 30+ states.
