Conventional Loans: The 2026 conforming loan limit in most Colorado counties is $832,750. High-cost areas have higher limits: Denver metro counties sit at $862,500, Boulder County at $879,750, and mountain resort counties like Eagle and Pitkin reach $1,209,750. Borrowers who need financing above their county’s limit may qualify for a jumbo loan.
FHA Loans: FHA loan limits in Colorado vary by county, ranging from $541,287 in standard-cost areas to $1,249,125 in Eagle, Garfield, and Pitkin counties. Denver, Boulder, and Summit counties fall between those numbers.
VA Loans: Colorado is home to six major military installations, including Fort Carson, Peterson Space Force Base, the U.S. Air Force Academy, and Buckley Space Force Base near Aurora. VA loans are one of the most popular financing options for Colorado homebuyers with military service.
USDA Loans: About 97% of Colorado land qualifies as USDA-eligible, including many communities outside the Denver, Colorado Springs, and Boulder metro areas. The Western Slope, Southern Colorado, and the San Luis Valley all qualify.
Jumbo Loans: What counts as a jumbo loan in Colorado depends on the county. In most counties, any loan above $832,750 is jumbo. Colorado charges a statewide documentary fee of $0.01 per $100 of the sale price, which works out to roughly $50 on a $500,000 home. Some cities and counties add their own transfer taxes on top of that. Boulder, for example, charges an additional local transfer tax. Your title company will calculate the exact amount and include it in your closing costs.
No. Colorado does not require an attorney at closing. A title company or closing agent handles the settlement process, prepares the documents, and manages the transfer of funds. Some buyers hire an attorney for complex transactions, but it is not a legal requirement.
Colorado’s homestead exemption protects up to $250,000 of your home’s equity from creditor claims (not from property taxes). Homeowners age 60 and older or those with disabilities receive a higher exemption of $350,000. This is a bankruptcy and creditor protection, not a property tax reduction. Colorado does not have a general homestead property tax exemption like some other states, though a separate exemption exists for qualifying seniors and disabled veterans.
You do not have to be a first-time buyer for most of it. FirstStep carries that restriction, along with qualified veterans and buyers in federally targeted areas, but other programs do not. For most programs from CHFA (the Colorado Housing and Finance Authority) you will need a 620 credit score, income and purchase price under its limits for your county, and an approved homebuyer education course. Assistance comes as either a grant of up to $25,000 or 3% of your first mortgage, whichever is smaller, which you never pay back. The other option is a deferred second mortgage of up to $25,000 or 4% that you repay when you sell or refinance. Income limits reset every January, so ask your loan officer where you stand this year before you rule yourself out.
