Conventional Loans: Most of Virginia uses the 2026 conforming loan limit of $832,750, while 17 counties and cities in the Washington, D.C. metro area, including Arlington, Fairfax, Loudoun, and Prince William, use the $1,249,125 ceiling.
FHA Loans: FHA limits start at the national floor of $541,287 in most of Virginia and run higher in the state’s larger metros, including $707,250 in the Richmond area, $757,850 in Hampton Roads, and $1,249,125 in the Washington, D.C. metro area.
VA Loans: With Naval Station Norfolk and Joint Base Langley-Eustis in Hampton Roads, and Marine Corps Base Quantico and Fort Belvoir in Northern Virginia, VA loans are a strong fit for many Virginia buyers.
USDA Loans: USDA eligibility depends on a property’s address, and USDA’s own eligibility site lets you check a specific home before you make an offer.
Jumbo Loans: In Northern Virginia, a loan isn’t jumbo until it passes the higher county limit, so check your county’s figure before you assume you need a jumbo loan.

No. Virginia law lets a licensed attorney, a title insurance company or its appointed agent, a licensed real estate broker, or a financial institution act as your settlement agent, so a title company can handle your closing. You also have the right to choose your settlement agent, and the seller can’t require a particular one as a condition of the sale.
Virginia charges a state grantor’s tax of 50 cents per $500 of the sale price or the property’s assessed value, whichever is greater, and the seller pays it unless the buyer and seller agree otherwise. Sellers in Northern Virginia pay two additional regional fees of 10 cents per $100 each, and sellers in Hampton Roads pay one of 6 cents per $100. On a $400,000 home, the state grantor’s tax alone comes to $400. The deed itself also carries a separate state recordation tax of 25 cents per $100.
Yes. Virginia’s recordation tax on a deed of trust, the document that secures your loan, is 25 cents per $100 borrowed, and cities and counties can add a local tax equal to one-third of the state amount. When you refinance a loan that already paid the tax, the state rate drops to 18 cents per $100. On a $400,000 loan, that works out to $1,000 at the purchase rate and $720 at the refinance rate, before any local tax.
Yes. Virginia lets you protect up to $50,000 in value of the home you live in from creditor process on a debt, up from $25,000 before a 2024 law change. The exemption doesn’t apply against a debt for the property’s purchase price or against spousal and child support, and you claim it on real estate by recording a homestead deed. Starting April 1, 2027, the dollar limits adjust for inflation every three years.
