President of Milestone
Banks offer their own products. Milestone offers the market. Your loan officer shops your scenario across 65+ investors to find the rate and program that fits your situation. You get options, not a take-it-or-leave-it quote.
Massachusetts is different from the other states on this list: it's where Milestone actually is. The company's headquarters sits in New Bedford, so Massachusetts borrowers get the same 65+ investor network as anywhere else Milestone serves, plus a team that's local rather than remote. From the South Coast to Boston, Worcester, and the Berkshires, your loan officer works the same process whether you're buying a condo in Cambridge or a starter home in Fall River.
Clear-to-close in as few as 15 days. Every cost is upfront from day one. You see exactly what you're paying before you commit.
Your loan officer matches you to the right loan based on your goals, not a script. Whether you're a first-time buyer in Lowell or refinancing in Quincy, your loan officer walks you through every step from application to closing.
Traditional mortgages with competitive rates for borrowers with good credit. Down payments as low as 3%.

Financing for luxury properties and high-value homes that exceed conventional loan limits.
Conventional Loans: The 2026 conforming loan limit for most Massachusetts counties is $832,750. Suffolk, Middlesex, and Norfolk counties, home to Boston, Cambridge, and Quincy, sit higher at $962,550. Dukes and Nantucket counties, covering Martha’s Vineyard and Nantucket, reach the national ceiling of $1,249,125.
FHA Loans: FHA loan limits in Massachusetts range from the national floor of $541,287 in western counties like Berkshire and Franklin, up to $1,249,125 in the higher-cost counties around Boston and on Cape Cod and the Islands.
VA Loans: Massachusetts is home to Hanscom Air Force Base, Westover Air Reserve Base (the largest Air Force Reserve base in the country), Joint Base Cape Cod, and the Natick Soldier Systems Center. VA loans are a strong fit for the state’s sizable military and veteran community.
USDA Loans: USDA eligibility is more limited in Massachusetts than in less densely populated states, but eligible areas exist in Berkshire County and rural parts of Franklin, Hampshire, and Worcester counties.
Jumbo Loans: What counts as a jumbo loan in Massachusetts depends on the county. In most of the state, the conforming loan limit is $832,750, while Boston-area counties have a higher limit of $962,550. On Martha’s Vineyard and Nantucket, a loan must exceed $1,249,125 before it’s considered a jumbo loan.
Milestone serves homebuyers in Boston, Worcester, Springfield, Cambridge, Lowell, Brockton, New Bedford, and communities across the Commonwealth. Your loan officer matches you to the right program, whether that’s a conventional loan for A single-family home in Worcester or VA financing for a veteran near one of the state’s four military installations.
Massachusetts requires a licensed real estate attorney to conduct every closing, which is different from most states and adds a layer of protection for borrowers. Milestone operates within full compliance of Massachusetts’s regulatory framework and keeps current on programs like MassHousing’s down payment assistance, which offers up to $30,000 to eligible first-time buyers.
Milestone serves homebuyers in 30+ states.

Denayr, Melissa, and their team went above and beyond for this deal. Their determination and continued follow ups with a very non-responsive HOA ultimately made the difference between me walking away versus owning a second home. My family and I are extremely happy and thankful that we trusted Milestone Mortgage to help make our dream a reality!Posted on Google![]()

My wife and I purchased our home through Milestone Mortgage Solutions. Craig Snell and his team are the epitome of professionalism and client support. They went above and beyond to not only ensure we understood each step of the process but even offered guidance and support wherever we had questions. I would recommend them 10 times over and we have used them now on separate home purchases. Reach out to them even if you’re just in the market and have questions but definitely use them as your mortgage solution. Highly recommend.Posted on Google![]()

As a first-time homebuyer, my wife & I were pretty overwhelmed going into the process and wasn't entirely sure what to expect. There was a lot to learn, and at times it felt like there were a hundred things to keep track of. Working with Joey made it all a lot easier. He was always available when I had questions, took the time to explain things clearly, and kept me updated throughout the process. I never felt like I was bothering him, even when I reached out more than once about the same thing. Having someone who was patient and easy to talk to made a big difference. What stood out most was that Joey genuinely cared about helping us make informed decisions. It never felt like he was just trying to get us to the finish line. He wanted to make sure we understood our options and felt comfortable every step of the way. Buying our first home was a huge milestone for my family, and I'm grateful Joey was the one helping us through it. If you're looking for someone who's knowledgeable, responsive, and easy to work with, I'd definitely recommend giving him a call. Thanks again, Joey.+0Posted on Google![]()

Yes, and it’s one of the bigger differences between Massachusetts and most other states. Massachusetts law requires a licensed real estate attorney to conduct the closing, and buyers and sellers typically each hire their own. Attorney fees generally run $800 to $1,500 per side, so factor that into your closing cost estimate alongside the usual lender and title fees.
Massachusetts charges a deed excise tax of $2.28 per $500 of the sale price, which works out to roughly $2,280 on a $500,000 home. It’s typically paid by the seller, though buyers and sellers can negotiate a different split. Barnstable County charges a higher rate to fund the Cape Cod and Islands Water Protection Fund, and Nantucket adds a 2% land bank fee that buyers pay on top of the standard tax.
Massachusetts automatically protects $125,000 of home equity from most creditors with no filing required. Homeowners who file a Declaration of Homestead can raise that protection to $1,000,000, and owners who are 62 or older or disabled can each file for a personal $1,000,000 exemption on a shared home. Homestead protection does not shield you from the mortgage you used to buy the home. It protects against unrelated creditors and judgments, not against your own lender’s normal right to foreclose if payments stop.
Yes. MassHousing, the state’s housing finance agency, offers down payment assistance up to $30,000 through a second loan paired with a MassHousing first mortgage. Borrowers can choose a 0% interest, deferred-payment option or a 15-year amortizing loan at 2% or 3% APR, depending on how much of the $30,000 they use.
Your Milestone loan officer will compare options from 65+ investors to find the right fit for your situation in Massachusetts, backed by a team headquartered right here in New Bedford. Fill out a quick form and a loan officer will reach out to walk you through your options. Not in Massachusetts? Milestone serves homebuyers in 30+ states.
