Financing for luxury properties and high-value homes that exceed conventional loan limits.
Conventional Loans: The 2026 conforming loan limit in North Carolina is $832,750 statewide, with no county-level high-cost adjustments. That makes financing simpler here than in states where the limit changes county to county.
FHA Loans: FHA loan limits sit at the national floor of $541,287 across most of North Carolina’s 100 counties, rising to as much as $805,000 in a small pocket of northeastern coastal counties near the Outer Banks.
VA Loans: North Carolina is home to Fort Liberty near Fayetteville, one of the largest military installations in the world by population, along with Camp Lejeune, Marine Corps Air Station Cherry Point, and Seymour Johnson Air Force Base. VA loans are a natural fit given the state’s large military and veteran community.
USDA Loans: USDA eligibility runs through rural Eastern North Carolina and the western mountains, outside the Charlotte, Raleigh-Durham, Triad, and Wilmington metro areas.
Jumbo Loans: Because North Carolina’s conforming limit doesn’t change by county, the jumbo threshold is the same $832,750 statewide, whether you’re buying in Charlotte or on the coast.
Milestone serves homebuyers in Charlotte, Raleigh, Greensboro, Durham, Winston-Salem, Fayetteville, Wilmington, and communities throughout the state. Your loan officer matches you to the right program, and with Fort Liberty anchoring one of the largest military communities in the country, VA loans see steady use here.
North Carolina requires a licensed attorney to handle title work and fund disbursement on every closing, a protection borrowers don’t get in every state. Milestone operates within full compliance of North Carolina’s regulatory framework and keeps current on programs like the NC Home Advantage Mortgage, which offers eligible buyers down payment assistance as a forgivable second loan.
Milestone serves homebuyers in 30+ states.

I’ll always be grateful that Steve was part of our journey to our first home. There were moments when I was nervous, had a million questions, or just needed reassurance, and Steve was always there with the same patience and positive energy. I have leaner so much from his expertise. What stayed with me most is that I never felt like this was just another loan for him. I truly felt that he wanted this for our family too. Steve, thank you for helping us get to a moment we’ll never forget. You will always be part of our first home story.Posted on Google![]()

Buying our first home was a big step for our family, and we honestly couldn’t have asked for a better experience with Steve. From the beginning, he was always there to answer our questions, explain things, and help us through every step. What we really appreciated about Steve was that we never felt like just another client. He genuinely wanted everything to work out for us, and he was always positive, patient, and a joy to work with. Now that we have the keys, we’re just really grateful. Steve played a big part in helping our family get here, and we’ll always appreciate everything he did for us.Posted on Google![]()

Working with Joey from start to finish was an exceptional experience. My husband and I went into the home buying process with little knowledge regarding mortgages. Joey broke every step down, explained everything about mortgages, and made it a stress free experience. We didn’t worry one time knowing we were working with Joe. I would recommend Joey to anyone looking for a loan officer to assist in buying a home. We aren’t moving out of our house any time soon, but if and when we do, we will absolutely be using Joey every time!+0Posted on Google![]()

Parker has answered every question I've had(which has been a lot since I'm a first time homeowner and have absolutely no idea what I'm doing) day or night. He has made the process smooth, efficient and simplified enough for me to understand. Not to mention he even wished me happy birthday, so that's a nice bonus. If I could give him 10 stars I would. I highly recommend Parker for buying your home.

Yes. North Carolina is an “attorney state,” which means a licensed attorney has to handle the title examination, prepare the closing documents, and control the disbursement of funds. Title companies can issue title insurance, but they can’t perform those legal functions on their own, so a real estate attorney is part of essentially every North Carolina closing.
Yes. The state charges an excise tax, sometimes called a revenue stamp, of $1 for every $500 of the sale price, which comes out to about $1,000 on a $500,000 home. It’s typically paid by the seller. Seven northeastern counties — Dare, Camden, Chowan, Currituck, Pasquotank, Perquimans, and Washington — can charge an additional local land transfer tax of $1 per $100. That’s a meaningfully higher rate to be aware of if you’re buying near the Outer Banks.
North Carolina actually has two separate protections that both get called a “homestead exemption,” and they do different things. The first is a bankruptcy and creditor protection: $35,000 of home equity for most owners, $60,000 for those 65 or older under certain conditions, and it can double for married couples who jointly own the home and file bankruptcy together. The second is a property tax break, the Elderly or Disabled Property Tax Homestead Exclusion, which excludes the greater of $25,000 or half your home’s appraised value from taxation if you’re 65 or older or totally and permanently disabled and your income falls under a limit the state adjusts every year.
Yes. The NC Home Advantage Mortgage offers down payment assistance up to 3% of your loan amount as a forgivable second loan, forgiven gradually starting in year 11 and fully forgiven by year 15 as long as you don’t sell or refinance before then. First-time buyers and veterans may also qualify for the separate NC 1st Home Advantage Down Payment option, worth up to $15,000.
